HR 1: Mechanics & Real Life Strategies Using Reverse Mortgage - Presenter - Alina Passarelli

This session provides an overview of the FHA insured reverse mortgage product called an HECM; including the purpose and evolution of its development, consumer safeguards, HUD’s involvement and the regulatory environment for this product.

The program offers an understanding of reverse mortgage mechanics; Consumer and property qualification, funds allocation, maturity date and repayment options, along with analytical skills to aid in utilizing this product as a retirement planning tool.

Learning Objectives

By the end of the session, attendees will:

  • Demonstrate an understanding of and be able to define Reverse Mortgage mechanics.
  • Discuss how reverse mortgages are similar/ different from conventional (forward) mortgages.
  • Articulate the material elements of reverse mortgage qualification.
  • Demonstrate an understanding of the possible funds allocation available to the consumer.
  • Articulate consumer safeguards and lender requirements imposed by HUD on FHA reverse mortgages.
  • Discuss reverse mortgages applied in several different situations.

HR 2: Special Real Estate Assets in an Estate Plan - Presenter: Rachel Dahl

Often times, one of the largest assets a client will own is real estate. Understanding the different types of real estate ownership and the different forms of real estate a client may have in their portfolio is critical in order to properly advise clients from a financial and estate planning perspective.

Learning Objectives

By the end of the session, attendees will:

  • Understand the different types of real estate ownership, the type of transfers which are commonly made for estate planning purposes and why one method may be preferable over another.
  • Gain a more in-depth knowledge of how different types of special real estate assets function in a client’s estate and what some of the common considerations are with respect to each.
  • Learn how early conversations with clients can help to ensure maximum financial success for the client and the client’s family.

Alina Passarelli, CRMP is the Western Regional Manager of Reverse Lending for HomeBridge Financial Services located in St. Louis Park, MN.

Her career in the mortgage industry began 20 years ago as a purchase-driven loan originator. She has dedicated the most recent decade to reverse mortgage, collaborating with like-minded professionals and supporting her team of reverse mortgage specialists. Alina is a licensed originator in the following states; MN, WI, IA, SD, NE, MI, KS, CO, OR, CA, TX, AZ and FL.

She has been a certified continuing education instructor for financial planning and real estate professionals since 2008. Alina has earned the Certified Reverse Mortgage Professional designation and was the first professional in Minnesota to earn this designation. Individuals who earn the CRMP designation have demonstrated their knowledge and competency in the area of reverse mortgage lending, and are dedicated to upholding high standards of ethical and professional practice in the industry.

She has been published in the National Reverse Mortgage Lenders’ Publication for her insight on reverse mortgage used as an effective retirement planning tool and specialized product education for the financial planning community.

Rachel Dahl's practice includes comprehensive estate planning, probate and trust administration, elder law, business formation and succession planning, and real estate.

Rachel works with families to design estate plans that meet their individual needs and goals, whether simple or sophisticated. She routinely drafts wills and trusts utilizing disclaimer and credit shelter planning provisions, and provides estate tax analysis. In addition to drafting revocable estate plans, she also drafts irrevocable plans such as life insurance trusts and charitable trusts.

Rachel is a graduate of Hamline University School of Law in Saint Paul, Minnesota. While in law school, she served as an associate for the Hamline Journal of Public Law and Policy, served as a law clerk for two Ramsey County District Court judges, and as a volunteer for the Minnesota Wills for Heroes program. Rachel obtained her bachelor’s degree from Luther College in Decorah, Iowa, where she double majored in Biology and English. She is licensed to practice law in both Minnesota and Iowa.
